With a surge in online retail sales during the COVID-19 pandemic, Hunt Southwest Real Estate Development was able to secure a 1-million-square-foot industrial project in Baytown.
“COVID-19 has accelerated the shift from brick-and-mortar retail sales to e-commerce and fulfillment, and it’s the large users that are actively signing leases in this environment,” Hunt Southwest President Preston Herold said from Baytown West Chambers County. “Yet the capital markets and spec development community have not adapted quickly enough to meet the requirements of these larger e-commerce/fulfillment users. As a result, these larger users have had to resort to the time-consuming, build-to-suit route. We are deploying our entrepreneurial capital to take advantage of this market inefficiency and provide immediately occupiable, state-of-the-art space to these large users.”
The building is located in the TGS Cedar Port Industrial Park and will have a 40-foot height, LED warehouse lighting and a sprinkler system. The project also includes 25 acres of adjacent land for future expansion.
Powers Brown Architecture, based in Houston, will develop the project, with E.E. Reed Construction being the general contractor. The building is scheduled to be finished by March 2021.
